The Task:
The Precinct will ultimately become a master planned community of complementary uses that are consistent with Council’s vision for the precinct.
The Outcome:
The Western Industrial Precinct (The Precinct) is located west of Geelong’s CBD, it is in the Urban Growth Zone, currently has no scheduled assigned and is 156 hectares.
Adjacent land to the north and east is within the Armstrong Creek West Precinct Structure Plan area, and is part of the Armstrong Creek Urban Growth Plan (ACUGP) (Amended 2010 and 2012).
The ACUGP identi es the strengths of the site in attracting ‘new’ economy industrial based uses as the assets of the site and locality include high quality road and public transport links, links with Deakin University, a high amenity setting and proximity to quality housing.
Smart Planning and Design collaborated with Three Pillars on a vision to envisage the precinct to be a new type of industrial development for Geelong, accommodating Business Park, Enterprize Zones, Innovation Corridors, Health and Assisted Living, Education, Business Support and Services Centre, Sports Recreation / Entertainment, Residential and tied together with a high amenity public realm.
